The ‘Nitty Gritty’ - Important Info

The cottage may be booked for part or full weeks.

  • High season is from beginning July until mid-September, Easter, Christmas, and Bank Holidays.

  • Part week bookings can either run from Friday to Monday, or Monday to Friday. Strictly 3 night minimum stay -sorry.

  • Check in is after 4pm on day of arrival, check out by 10am on day of departure.

  • You may add combinations of full and part weeks to make (for example) a 10-night stay.

Special arrangements and prices may apply for Christmas, May & August Bank Holidays and Easter.

NB: If two rooms are required, please select the number of twin beds required by using the ‘children’ drop down box, and these will be made up accordingly. Our housekeeper only makes up beds according to number of people booked/paid.

Please note that due to room configuration (L-shaped), the twin beds cannot be joined to make a double.

The twin beds are located in the upstairs bedroom ‘under the eaves’ and are low to the ground, suitable for all ages. We do not provide a travel cot but a high chair is available.

Payment and Cancellation Terms

A deposit is required within 2 days to confirm your booking. Until the deposit has cleared, the booking remains provisional and may be cancelled. Once confirmed, the remaining balance and breakage deposit are due at least 6 weeks before arrival. Bookings made within 6 weeks of arrival must be paid in full at the time of booking.

All booking deposits are non-refundable. If you need to cancel, cancellations made 8 weeks or less before arrival will be charged 75% of the total booking value, and cancellations made 6 weeks or less before arrival will be charged 100%.

If a cancellation occurs, we will always do our best to re-let the property via the channels that we use. If we are successful, a discretionary refund may be offered. For peace of mind, we strongly recommend taking out holiday cancellation insurance.

A breakage & housekeeping deposit of £100 will be added on to your booking, which will be refunded within one week of the termination of your stay, subject to the cottage being left in good condition. We do reserve the right to make deductions for breakages, and/or housekeeping or cleaning costs above and beyond the norm, although this is (thankfully) rarely required and we would highlight this before any deduction was made.

We supply all bed-linen (400 thread count luxury bed-linen), face and body towels (which must remain in the property - Please do bring your own beach towels if needed!).

DOGS: Dogs love the garden (and the beaches!) but please contact us to enquire should you wish to bring a dog. We do welcome a maximum of one well-behaved medium-sized dog by prior arrangement only, which must be kept off furniture and beds. We do make a small extra charge for dogs, due to extra cleaning and sanitisation required.

Finally… Young children should be supervised at all times. Please be aware that there is open water (river, pond) and unstable walls in the garden. Parents/guardians assume responsibility for their children. For safety reasons (ladder access, and an 8’ drop onto tiled floor!), no children under 10 years old to have access to crog loft. We cannot accept responsibility for children left unattended or unsupervised in either the garden or crog loft.
